Concrete for Lots Still Being Built

Rainbow Lakes Estates is one of the places around Ocala where concrete contractors still pour for brand-new homes on empty lots. The community spans Marion and Levy counties, northwest of Rainbow Springs, and Wikipedia notes that a large share of its platted building lots are unimproved. US 41 forms its eastern edge, 6 miles north of Dunnellon, and Ocala is 22 miles to the east.

Starting from bare ground

A vacant lot gives a homeowner a clean slate, but it also means every piece of concrete has to be planned from scratch. When a new house goes up, the flatwork usually comes after the foundation, and owners decide on driveway length, width and finish. Here is how we approach a new drive on an undeveloped lot:

Layout first. We stake the drive where it makes sense for the house, the road and any future garage or carport, so you are not tearing it out later.

Clear and grade. Roots, organic topsoil and loose fill come out. The subgrade gets shaped so water drains off the drive and away from the house.

Compact the base. Sandy soil needs compaction in layers before it can carry a slab without settling.

Pour with joints planned. We set control joint spacing so the slab cracks where we want it to, along straight cut lines.

Two counties, one community

The Marion County portion of Rainbow Lakes Estates belongs to the Ocala metro area, while the Levy County portion belongs to the Gainesville metro area. That split matters for paperwork. Permits and inspections depend on which side of the county line your lot sits on, so we confirm that with you at the start. On the Marion side, Marion County Building Safety covers driveway and right-of-way permits; on the Levy side, Levy County's process applies.

Spread-out living

The 2020 census counted 3,438 residents on about 16.4 square miles, a density of about 217 people per square mile, with 1,614 housing units. It was the first census to list the community as a census-designated place. With that much space, many owners want more than a driveway. Common projects include:

  • Slabs for detached garages, workshops and pole barns
  • RV and boat pads with heavier sections and rebar
  • Long walkways from parking areas to the front door
  • Patios and pool decks for the back of new homes

The community sits at about 108 feet of elevation, and about 0.54 square miles of its area is water.

Long drives need extra thought

On a large lot, a driveway can run a long way from the road, and long drives bring their own issues. A single slab poured too long without joints will crack across itself. Drives that cross low spots need a raised base or a culvert at the ditch so water is not trapped. Turnaround areas at the house should be sized so a truck or trailer can swing around without running onto the grass. We walk the full route with you and mark these spots before quoting.

Choosing a finish

Of the 1,614 housing units counted in 2020, 11.2 percent were vacant, and many platted lots have no house at all yet. Homes go up one at a time, so a new drive often runs past empty lots on either side. For most new drives a broom finish is the practical choice: it grips in rain and hides tire marks. Owners who want a finished look at the front door often add a stamped or colored entry walk while keeping the main drive plain.

Mixed-age households

The median age in Rainbow Lakes Estates was 53.4 in 2020, with 16.5 percent of residents under 18 and 28.9 percent 65 or older. That mix of families and retirees means we hear about everything from basketball slabs to level walks and ramps. Whatever the purpose, we pour with a compacted base, the right thickness for the load and a finish that suits how the concrete will be used.

Rainbow Lakes Estates Questions

I am building on an empty lot in Rainbow Lakes Estates. When should the driveway go in?

Usually after the heavy construction traffic is done, so trucks do not crack new concrete. We can stake and plan the drive early and pour once the site is ready.

My lot is on the Levy County side. Does that change anything?

It changes which county handles permits and inspections. We confirm which side of the line your lot is on and check that county's requirements.

How do you handle a long driveway that crosses a low spot?

We build up the base through the low area and may add a culvert at the road ditch, so water drains under or around the drive instead of pooling on it.
